Our client is one of the leading Industrial and consumer business in the world with HQ in the Germany.

About the role

You will be responsible for the following.

•Manage preventive maintenance (PM), repairs for equipment and coordinate construction (small project) etc.
•FM inspections for office, meeting room, storage, cafeteria, common space etc.
•Manage vendors under JLL
•Help desk support (for own primary operations)
•Participating in meetings with clients
•Interaction with landlord with technical issue

Duties & Responsibilities

•Manage vendors to punctually complete daily operations in Osaka/Minoo site.
•Review and implement requests from clients and collaborate with other JLL team members and clients depending on the requests.
•Comprehends and control budgets for Osaka/Minoo site for operations.
•Regularly review operations and those SOP (Standard Operating Procedure) and revise or prepare for new procedure.

Qualifications & Experience

Task skills

•Basic knowledge of engineering (electrical and mechanical) and experience management of equipment maintenance and small construction.
•Experience of vendor management for subcontracting operations
•Basic written and verbal communication skill in English.
•Basic knowledge and skill for Microsoft applications (Excel, PowerPoint, Outlook, TEAMS and OneDrive)

Overtime pay: Available. A fixed overtime allowance is included in the basic annual salary (equivalent to 30 hours per month) *For non-managerial positions

•設備の予防保全 PM 、修理の管理、および小規模工事等の調整
•オフィス、会議室、倉庫、カフェテリア、共用スペース等のFM点検
•JLL配下のベンダー管理
•ヘルプデスクサポート 自身の主要業務について
•クライアントとの会議への参加
•技術的問題に関する貸主とのやり取り

職務と責任

•大阪/箕面拠点における日常業務を、ベンダーが期限内に完遂するよう管理する
•クライアントからの要請を検討・実施し、要請内容に応じて他のJLLチームメンバーやクライアントと協力する
•大阪/箕面拠点の運営に関する予算を理解し、管理する
•定期的に業務とSOP 標準作業手順書 を見直し、修正または新規手順を作成する

必要な資格と経験

業務スキル

•エンジニアリング 電気・機械 の基礎知識、および設備保全・小規模工事の管理経験
•外注業務のベンダー管理経験
•英語での基本的な文書作成・口頭コミュニケーションスキル
•Microsoftアプリケーション Excel、PowerPoint、Outlook、TEAMS、OneDrive の基礎知識とスキル
